I started Lawndash in 2021 because I was tired of seeing Mid-Michigan tradesmen hand off jobs to call centers and offshore schedulers. Every quote I write, I write. Every job I run, I run. If something isn't right, you have my number. Not a number – my number.
The rig is purpose-built for residential and small commercial: cold-water with downstream injector for soft wash, dual hose reels, surface cleaner for flatwork. We're not the biggest operation in Mid-Michigan. We're the one that shows up.

Lawndash Powerwashing & Lawnscape Services LLC is a sole-operator business based in Mt. Pleasant, Michigan. I'm Jamisen Latham. I own the equipment, drive the truck, mix the solution, pull the trigger, and walk the job with you when it's done. There is no crew, no franchise, no dispatcher between you and the person doing the work.
That model isn't for every customer. If you need a 10-person crew to wash an apartment complex in a single day, I'm probably not the right fit. But if you want one person who knows exactly what happened on your property, who is accountable for the result, and who picks up the phone when you call – that's what I built this business to be.
I operate across six cities in Mid-Michigan: Mt. Pleasant, Midland, Saginaw, Bay City, Alma, and Clare. Mt. Pleasant is home base. The farthest drive in my service area is about 45 minutes. I keep the radius tight so I can get to your property fast and stay in the neighborhoods I actually know.
The trailer is set up for two methods: soft wash and pressure wash. Dual hose reels – one for the downstream injector (soft wash, under 500 PSI), one for the direct pressure line (concrete, surface cleaner). Cold-water system. No heated units, which means no risk of thermal damage to vinyl or paint.
For flatwork I run a surface cleaner – a round housing with spinning nozzles underneath. It rides flat on the concrete and distributes pressure evenly. No zebra stripes, no wand gouges, no uneven cleaning lines. For siding, roofs, and painted surfaces I use the downstream injector to apply cleaning solution at low pressure, let it dwell, and rinse.
Every job is covered. Same policy whether it's a 1,200 sqft ranch or a commercial storefront. COI available on request within 24 hours.
